Rental Terms and Fees

We are so excited to welcome you home! To quickly secure a space, you can complete our online application process. Just go to our website and click " Apply Now " in the top right corner and follow the instructions. Make sure to have all necessary documents: social security number and driver’s license number, and payment ready for the application fee and security deposit. If verification of income is needed, paystubs, tax returns, offer letters, or linking a bank account will suffice.

We offer lease terms from 3 to 15 months. Please note that a short-term lease fee of $150 per month applies to any lease between 6-11 months. Leasing specials do not apply to short-term leases. Leases over 13 months have a rent special of 6-8 weeks free.

Residents are responsible for the utilities they consume. You will need to pay for water/sewer, electric, and gas. Water and sewer are billed monthly and paid with rent via the online portal. Electric and gas are provided by Xcel Energy.

Rent is due on the first of each month. All payments are made online and can be made using an e-check, debit, or credit card. Please note that fees may apply for certain payment methods. Cash payments are not accepted. Please also note that we do not accept checks or full lease payments up front. Late fees are charged on the 6th of the month at $50 and $5 for every late day after that.

Yes, a security deposit is required and can range from $200 up to one month's rent. The security deposit is refundable, but it may not be refunded if there are damages to the apartment beyond normal wear and tear or if there are any unpaid charges at the end of the lease.

Yes, there are a few additional mandatory fees:
1. Application Fee: There is a non-refundable $50 application processing fee required for each applicant.
2. Administrative Fee: There is a $150 administrative fee, which is refunded if the application is denied.
3. Convenience Fee: There is a $140 per month convenience fee that covers services like fiber-optic internet, weekly trash and recycling, smart home capabilities, snow removal, pest control, and lawn care.

Approximately three months before your lease expires, we will contact you with an invitation to renew your lease. The rental rate offered may vary from your current rate based on the apartment's fair market value at that time. We will also do our best to offer various lease term options; short-term fees may apply. We hope you will choose to renew your lease agreement for another term, which you can do electronically in the Thompson Thrift Resident Portal App. If your plans will be taking you away from our community, your lease agreement requires a written 60-day advance notice.

Policies and Rules

Yes, renters' insurance is required by the property. Please contact the leasing office for further information.

Overnight guests are welcome and may park in the resident’s driveway or in a guest spot. Any guest staying longer than a week or getting mail to the property should alert the office.

Yes, pets are allowed! We are a pet-friendly community and allow both dogs and cats. There is a limit of 2 pets per household. There is a one-time pet fee of $300 for one pet and $450 for two pets. Additionally, there is a monthly pet rent of $50 per pet. For breed or size restrictions, please inquire with the leasing office for specific details.

Lease break fee is a 60 day notice to vacate, concession repayment and two month rent lease break fee.

Amenities and Services

Our community offers a wide range of amenities, including beautiful trails for exploring the area, pet washing station and dog park, free printing, on-site property management, fitness partners, planned social events, resident lounge, on-site maintenance, coffee bar, fire pit, BBQ/picnic area. Our required convenience package is an additional $150 per monthly including Internet, valet trash, smart home capabilities, snow removal, pest control, and lawn care.

Yes, there is additional parking available for guests. Guest parking is located on the north and south sides of the community, and there is no extra cost for guest parking.

Yes, we have on-site maintenance staff available for repairs. Regular maintenance requests can be handled during office hours, which are Tuesday to Friday from 9am to 6pm, and Saturday from 10am to 5pm. For emergency repairs after hours, such as issues with fire doors or other urgent matters, please contact the leasing office directly. They will be able to assist you with emergency maintenance.

Yes, the community offers two EV charging stations, one on the north side and one on the south side.

Property Details

While we do not offer any pre-furnished floorplan options, we encourage you to make your luxurious blank canvas your own. This allows you full control to release creativity and make your new home truly yours! If you need furnished options, please ask a leasing team member. We do have relationships with reliable partners that we can refer.

All our available apartments come fully equipped with appliances, including a dishwasher, in-apartment washer/dryer, and stainless-steel appliances.

Designed to take your lifestyle to new heights, our three- or four-bedroom townhomes in Woodbury, Meridian at CityPlace, feature expertly designed floorplans.

Maintenance requests can be put in through our resident app or by calling the office. An emergency maintenance request can be requested by calling the office at any time and following the prompts. An emergency request will be taken care of within 2 hours or as soon as possible and a normal maintenance request will be taken care of within 48 hours.

Any modification needs to be approved by the office team.
